Terms of use

Kivu Listing is an advertising platform operated by Kivu MS LLC. We publish adverts placed by sellers. We are not a broker, an estate agent, or a party to any transaction. We do not own, inspect on request, value, or warrant any property advertised here, and we never hold money on behalf of a buyer or a seller.

Browsing and contacting sellers is free and needs no account. Everything you read in a listing is supplied by the seller. You are responsible for your own due diligence: verify details independently, including with the National Land Authority’s land information services, and always visit a property in person before paying any money or signing any agreement.

Never send money before you have visited. A request to pay a deposit to reserve an unseen property is the most common pattern in property fraud.

By submitting a listing you confirm that:

• the property exists and is genuinely available on the terms advertised;
• you are the owner, or an agent or family member authorised by the owner — which you declare when you submit;
• the photographs are of that property and were taken recently;
• the price and details are accurate and kept up to date.

Listings are reviewed before publication. We may request changes, decline a listing, or remove one already published, at our discretion and without refund where these terms have been broken.

Sellers pay to advertise. Prices are in Rwandan francs and shown before payment. Each plan runs for a fixed number of days from publication, after which the advert expires and leaves public view. We will tell you before that happens. Fees pay for advertising, not for a result — no plan guarantees an enquiry, a viewing, or a sale.

Some plans include boosted placement. A boosted listing appears before others in search results, including where a buyer has sorted by price, and is labelled Featured · paid placement wherever it appears.

You keep ownership of your photographs and text. By publishing them here you grant us a licence to host, resize, and display them for the purpose of running and promoting the marketplace, including in search results and shared links. You must have the right to grant that licence.

Advertise property you have no right to advertise; use photographs that are not of the property; misstate price, size, or location; publish someone’s personal information without their consent; scrape or bulk-collect listings or contact details; or use the site to defraud anyone.

Anyone can report a listing from the listing page. We review reports and may edit, unpublish, or remove listings and suspend accounts. We cannot always tell a reporter the outcome.

To the extent permitted by Rwandan law, we are not liable for loss arising from a transaction between a buyer and a seller, from the accuracy of a seller’s listing, or from your reliance on any listing.
